Choosing the right general contractor is the single most important decision on any renovation project.

Step 1: Verify Licensing All home improvement contractors in NJ must be registered with the Division of Consumer Affairs. Verify at njconsumeraffairs.gov.

Step 2: Confirm Insurance Require a Certificate of Insurance showing General Liability (minimum $1M per occurrence) and Workers' Compensation.

Step 3: Get Three Bids Multiple bids help you understand market pricing. Be wary of bids that are dramatically lower — they often indicate missing scope.

Step 4: Check References Ask for three recent references in the same project category. Call them and ask about communication and timeline adherence.

Step 5: Review the Contract A legitimate NJ contractor will provide a written contract including scope of work, payment schedule, start/completion dates, permit responsibility, and warranty terms.
